Request for Decision Summary
This Request for Decision is to provide Council with background information for proposed Bylaw C-1080-19, a Land Use Bylaw redistricting to change lands from UR - Urban Reserve District to M1 – General Industrial District. This amendment would allow for consideration of future subdivision and development for general industrial land use. 

The subject lands are located within the East Campsite Business Park Area Structure Plan and legally described as Lot 1, Plan 002 0866 and municipally addressed as 17 Golden Spike Road.

Administration supports this proposed bylaw amendment.

Background/Analysis
Bylaw C-1080-19 proposes amending Land Use Bylaw C-824-12 for redistricting 6.25 hectares of land described as Lot 1, Plan 002 0866 from UR - Urban Reserve District to M1 – General Industrial District. These lands are defined for 'Industrial' land use within the East Campsite Business Park Area Structure Plan, and a future subdivision is preliminarily intended as a condominium plan.

This public hearing was advertised in the July 26, 2019, and August 2, 2019, editions of the Spruce Grove Examiner.  Letters advising of the public hearing have been mailed to adjacent landowners, and a notice has also been posted on the City's website.

Impacts
This change to the site's land use districting would allow the landowner to pursue a future subdivision for industrial development on the subject lands.
