Department: Planning & Infrastructure
Strategic Vision Element: Where People Choose to Live - A dynamic city with an exceptional quality of life Related Goal:

Request for Decision Summary
The purpose of this report is to provide Council with information regarding Bylaw C-1005-17, a redistricting amendment to the Land Use Bylaw changing 0.79 ha of land from UR - Urban Reserve to R1 - Mixed Low to Medium Density Residential for the public hearing.

Proposed Motion
That Council thank those in attendance for their input.
This redistricting amendment to the Land Use Bylaw will change 0.79 ha of land within the South half of NW 1-53-27-4. The land use district will change from UR - Urban Reserve District to R1 - Mixed Low to Medium Density Residential District.

The proposed redistricting area would provide for single or semi detached housing within the Fenwyck neighbourhood. The current subdivision application associated with this area proposes 15 single detached lots.

The proposed redistricting is consistent with the approved East Pioneer Area Structure Plan and the policy of the Municipal Development Plan.

Initially left out of the stage 1 redistricting application (C-953-16) such that the developer could explore the potential of extending a cul-de-sac further south, the subject lands are intended to be incorporated into the first stage of development in the Fenwyck neighbourhood (the option for southern extension has been eliminated).
Notice of public hearing was advertised in the Examiner newspaper on June 30 and July 7, 2017 as per the Municipal Government Act requirements. Notice of the public hearing was also mailed to adjacent landowners within 30m, as per the requirements of the Land Use Bylaw.
